Compuware, P.D. Larson Sign Leases for Taylor Building
New Property Showcases Advanced Technology, “Green” Attributes


The Taylor Building, now under construction at 4733 Chabot
Drive, will use advanced technology for a number of
environmental and security functions.

Compuware Corporation, a worldwide provider of software and professional services that increase the productivity of information technology organizations, will be the first tenant at the new Taylor Building at 4733 Chabot Drive.  The company will relocate its Oakland operation to Pleasanton, occupying 6200 square feet on the ground floor. 

“Whenever we look for office space, we are conscious of the work-life balance of our employees,” says Doug Kuiper, Compuware’s director of communications and investor relations. “We strive to provide a comfortable and productive home in which to grow the business, including access to public transportation, health and wellness centers, restaurants, etc. Hacienda offers all of those amenities.”

“I think this is one of the nicest buildings in town and I’m glad to be part of it,” adds Paul Larson, who is president and CEO of P.D. Larson Company, general contractor for the project and also a future tenant of the Taylor Building. “I’ve always wanted to have an office in Hacienda and, after 22 years in Pleasanton, it’s finally going to happen.  Our 25-30 employees will occupy about 3,000 square feet on the second floor.

This stunning new addition to the Hacienda landscape is now near completion. The soon-to-be occupied, 24,600 square foot structure features striking architectural design and is environmentally sound as well as technologically advanced.
 
“The design of the building, the quality of improvements provided and the amenities Hacienda has to offer make the Taylor Building very attractive to high-end users,” Larson adds.  “Our work is 100% commercial, specializing in tenant improvements all the way from Napa to Orange County and include many ventures in Hacienda. We’re very happy to be involved in this exceptional project.”

“This is definitely a Class A office building that will use the latest technology to control interior climate and keep the property secure,” says Marc Barkdull of developer, PJMB Commercial, Inc. “For example, our web-based system will enable us to maintain the air-conditioning and lighting systems remotely. We will be able to go online from our offices to monitor the systems and make sure they are operating properly and efficiently.  As the sun hits one side of the building, we can dim the lights on that side, using more natural light and less electricity.

“Technology will also help keep the property secure with a web-based camera system as we monitor the common areas, like parking lots, and receive live video feeds of activity happening there.”

Along with the utilization of technology, one of the goals of the Taylor project, in partnership with the City of Pleasanton, has been to ensure that the building meet L.E.E.D. certification requirements. L.E.E.D. (Leadership in Energy and Environmental Design) is a U.S. Green Building Council rating system that is a voluntary, consensus-based national standard for developing high-performance, sustainable buildings. “The Taylor building actually surpasses the L.E.E.D. requirements and we’re very proud of that,” concludes Barkdull.
