A Place In The Park For Small Businesses

Pleasanton has become a hub of new business activity and much of that business is run out of private residences. Hundreds of small businesses are thriving in the current business climate, and with their continued success will come the need for expansion.

Where can small businesses, who may need less than 2000 square feet of office and/or warehouse space go to find a comfortable, professional and cost efficient location? According to Anne O'Dea, asset manager for the Koll Company, Koll Business Center at the corner of Stoneridge Drive and W. Las Positas will meet all of their needs and then some.

The Koll Business Center is the only completed office/light industrial business complex in Hacienda Business Park that caters to small businesses. "The Center is a multi-tenant business center offering as little as 1300 square feet of space to as much as 6,500 square feet for businesses requiring offices, conference, reception, warehouse, repair, assembly and service facilities all under one roof;' she emphasized.

David Abbott, president of Consolidated Medical Care, Inc., a firm specializing in cost-effective medical care for workman's compensation programs, was also impressed with the Koll Company's tenant service. "They treat small tenants the same way they do larger users. The company's on-site management assures us that our 'landlord' will respond to our needs when we need them met." claimed Abbott. One of the Koll Company's mottos, which is "A big business identity for small business users", is obvious to the tenants of the 11-acre Koll Business Center.

The Center, which encompasses four buildings, includes warehouse space with roll-up garage doors, lunchroom/kitchen facilities, a boardroom-style conference room, a mail room with tenant postal boxes and a Federal Express box, an exercise gym with men's and women's locker rooms, ample customer and employee parking and access to the Park's par course, Child Development Center and numerous other services. An on-site delicatessen will also be opening in the Koll Business Center in March.

The center, which opened in June of 1986, is already over 45 percent leased, which is deemed successful in light of the large amount of office space currently in the market, according to O'Dea. "For people running good-sized businesses out of their homes, where the business is virtually consuming the home, Koll Business Center is a perfect alternative.

Feerick agreed wholeheartedly with Abbott, when he concluded that "the Koll Company has helped us make the transition into larger offices easily and efficiently.' O'Dea noted that these comments are typical ones heard from the Center's tenants, "it's because we take the stress out of leasing space. It can be difficult for new entrepreneurs to make a three or five year lease commitment that will benefit their business in the long run, but may significantly impair business cash flow. Here at Koll Business Center, we can honestly say our tenants have been very satisfied."
