Hacienda Businesses See Steady New Year

PLEASANTON, Calif. — Hacienda continues to experience the same uncertainties in its market as those realized regionally and nationally as a result of the Covid-19 pandemic and related response measures. However, in reviewing trends over the last several months, increases in vacancy appear to be due more to delays in the establishment of new tenancy rather than absolute declines in tenancy that are directly related to the pandemic. Again, while there has been little change over the previous few months, prospects are good that the activity levels seen over the last several years will begin to resume once the conditions surrounding the pandemic become more stable. The park is the largest mixed-use development of its kind in Northern California.

“Hacienda's first quarter occupancy has decreased just slightly over December of last year. Although Retail vacancy has remained unchanged since the close of 2020, both Office and Flex vacancy are slightly higher than the close of the prior year. As we have noted previously, given all of the impacts on the market in 2020 and the fact that Hacienda will likely still experience some lingering effects of these impacts, seeing only this modest level of decline at this point in the first quarter is encouraging,” notes James Paxson, Hacienda's general manager. "With the continued delivery of vaccines and other measures to control the Covid-19 pandemic, we are optimistic that there will be increased activity in the coming months in response."

Truebeck Projects Among Largest in the Bay Area

The San Francisco Business Times released its list of the largest construction projects currently under development on the San Francisco Bay Area peninsula. These projects are ranked based on construction cost. Truebeck has three of the top 10 projects and seven of the top 20. Coming in at second is Truebeck’s Facebook MPK 22 project. A 457,000sf, four-story office building with an eight-story, 1750-stall parking garage.

In fifth is their project in San Carlos for Alexandria Real Estate Equities Inc called “The Alexandria District for Science & Technology.” A future biotech campus that includes two separate, six-story, 275,880sf warm shell steel buildings, totaling 551,760sf, and a five-story ... more.
