HACIENDA SEES LITTLE CHANGE IN SECOND QUARTER TO DATE

PLEASANTON, Calif. — Hacienda activity has produced only nominal changes since the close of 2021. A recent increase in the volume of activity has slowed over the last several weeks and the current course of activity has seen new tenants roughly off-setting tenant departures. While activity had increased toward the end of the fourth quarter of 2021 and into the first quarter of 2022, the pace has now slowed somewhat into the middle of the second quarter. Interest in Hacienda facilities continues to be expressed including for retail space as well as spaces suited for laboratory use, light manufacturing and assembly, and logistics. Investment in Hacienda continues to be strong with a sale having closed at the beginning of the month and no fewer than three additional sales expected to be completed before the end of the third quarter. The park is the largest mixed-use development of its kind in Northern California.

“Net absorption has been virtually unchanged since the close of 2021. Office vacancy has declined slightly since the end of 2021, but other products have seen slight increases in vacancy at the same time. Overall net absorption, as a result, is off by less than 1% of the occupancy seen as of December 31, 2021,” noted James Paxson, Hacienda's general manager. "The changing nature of Covid-19 is still producing uncertainty about how occupancy of facilities will resume. However, as we move into a more endemic environment, it is expected that greater certainty about space utilization will also occur and, with that, more assurance about committing to new space requirements. There are still several market areas that remain in high demand, particularly around life sciences and logistics, and we are optimistic about how this demand will translate into increased activity at Hacienda within the next few months."
