AvalonBay Pleasanton Development Now Open

AvalonBay Communities, Inc. is a leading multifamily real estate investment trust focused on developing, redeveloping, acquiring, and managing distinctive communities in select U.S. markets. Recently, the company opened its Avalon Pleasanton project at 5649 Owens Drive, which runs between Rosewood Drive and Tassajara Creek. The new 336-unit development includes 45 affordable rentals ranging from 1,023 to 2454 square feet.

Tenants began moving into the complex in August. What was formerly surface parking has been transformed into a state-of-the-art residential community with two- and three-bedroom apartments and three- and four-bedroom townhomes. Amenities include balconies and patios, high-speed Internet access, in-unit washers and dryers, hard-surface floorings, and keyless entry. Some townhouses include private, attached garages.

"We took the project as it was originally entitled and updated it to respond to today's market conditions by making a few changes in the façade, landscaping, and unit mix," according to Nora Collins, Senior Development Director for AvalonBay Communities. "There was a higher number of studios originally, and fewer two- and three-bedroom units. We believe there are more families that want to live in Pleasanton, which has an amazing school district. So we wanted to broaden the range of the residents who could live there as well as update the design to be more contemporary."

AvalonBay Communities took over the project some 10 years after it was envisioned. The project will eventually include a total of five buildings. Apart from single-family homes, the mix of three- and four-bedroom townhouses and two- and three-bedroom flats differentiate the first phase of the project from the type of rentals available in much of Pleasanton and the East Bay, according to Collins. Next year, tenants will have even more to enjoy. A new amenity space that opens in 2026 will include a swimming pool, a fitness center, and a drop-in work lounge.

"Many of our residents work from home one day a week, and it's nice to be able to get out of your house for a little bit and sit somewhere else," Collins explains. "People want different types of ways to work outside their home. The work lounge will feature long tables that can be used for communal seating. Smaller tables and big comfy chairs will also be available, as well as private rooms that tenants can rent."

Last May, construction began on the Podium Building, the next phase of the project. After its completion, which is expected in about two years, the building will feature primarily a mix of studio, one-, and two-bedroom units. A small number of three-bedroom units will also be included. Collins says the building's attractive courtyard will provide plenty of places to gather, with appealing outdoor seating, grills, and fire pits.  

"We offer tours of Avalon Pleasanton six days a week and would love for readers to come by," Collins adds. "We are excited to be a part of the neighborhood and excited to deliver new high-quality residential homes in a wonderful, walkable neighborhood."
