HACIENDA SEEING GOOD ACTIVITY DURING FIRST HALF OF 2017

PLEASANTON, Calif. — Hacienda is continuing to see good activity during the first half of 2017. The second quarter ended with nearly 30,000 square feet of positive absorption over the close of 2016. Over 144,000 square feet of activity has been seen so far this year. The park is the largest mixed-use development of its kind in Northern California.

"While there has been a good deal of movement in the last several weeks, net absorption has remained positive for the first half of the year. Vacancy rates have moved slightly higher which is largely due to new office space having recently been brought online" said James Paxson, Hacienda's general manager. "Additional activity in both our Office and Office/Flex products is expected before the end of the year and our new residential projects are filling as quickly as they are being made available for occupancy."

Several notable transactions occurred in the first half of 2017. Major commitments were made by companies in a variety of business segments, including: Service Now (Business Services), Gritstone Oncology (Biomedical), Verselus (Manufacturing), and Philips (Biomedical).

A number of large construction projects are currently in progress, or have recently completed, in Hacienda. Work is under way on improvements for the Rosewood Commons facility related to new tenants arriving at that site and office construction is now completed on the new Roche Molecular Systems building at their campus off Stoneridge Drive. Construction has also nearly finished on two residential projects from Essex: The Galloway at Owens Drive and The Galloway at Hacienda Drive. Work on the Summerhill Homes Andares residential community, consisting of 94 quality condominium units, continues.
