HACIENDA ACTIVITY STEADY FOR FIRST HALF OF 2020

PLEASANTON, Calif. — Hacienda saw net positive absorption during the first half of 2020 over the close of 2019. Tenant activity has continued to proceed at a decent pace with just over 40,000 sf of net gain in occupancy for the year. Even with retail vacancies slightly higher than the close of 2019, increases in office space occupancy of one percent over the close of 2019 and flex space occupancy of approximately a third of a percent over the close of 2019 have combined to increase overall occupancy in Hacienda to 87.34%. Tenant transactions consisted of both new incoming tenants and relocations of existing tenants within the development. The park is the largest mixed-use development of its kind in Northern California.

"With the changing conditions brought on by the COVID-19 pandemic and related response measures Hacienda finds itself, along with everyone else, faced with a future filled with uncertainty. We are fortunate that we continue to see activity and interest even with the very real obstacles our businesses have confronted over the last four months" said James Paxson, Hacienda's general manager. "Our tenants are continuing to respond as required to meet health and safety needs but are also clearly challenged by the restrictions on their operations. Despite this, we continue to see signs of innovation and fortitude that indicate that, where possible, our tenants are finding ways to function."

Major transactions to date in 2020 were seen involving companies in a variety of business segments. Activity includes: Vivint Solar (Consumer Goods), Epic Industries (Consumer Goods), Kalera Medical (Biomedical), and Vector Atomic (Telecommunications).

While no new development projects are currently under construction, projects are proceeding at existing buildings with more in the planning stages. Currently, major tenant and site improvement work is occurring at several locations including: 4225 Hacienda Drive, 4750 Willow Road and 5672 Stoneridge Drive.
