Hacienda Sees An Unusual Year of Activity

PLEASANTON, Calif. — Hacienda's activity was mixed in 2021 but showed many signs of strength in the face of the ongoing challenges presented by the Covid-19 pandemic. Moves toward office re-occupancy were stymied twice in 2021 and the evolving effects of the pandemic likely softened what would have otherwise been seen in terms of office market activity. Likewise, the market for retail space was similarly confronted with changing conditions that resulted in less activity than would otherwise have been realized. Other sectors were decidedly stronger and the markets for space related to biopharmaceutical, light manufacturing, research and development, and logistics use saw gains in 2021.

"Market performance was decidedly different by sector in 2021. While there were not significant losses in either the office and retail sectors, these product types were the effects of the greatest uncertainty" stated James Paxson, Hacienda's general manager. "What was evident in 2021 is the economic strength of certain sectors that moved transactions forward even in the face of uncertainties created by Covid-19 and related pandemic response measures. Hacienda saw a great deal of interest in both the biomedical and logistics sector; particularly at the end of the year. 2021 was also a strong year for investment with four property sales. These trends appear to be continuing into the new year with additional prospective property sales and additional leasing anticipated within the first several months of the year."

Major transactions in 2021 were seen by companies in a variety of business segments. Tenant transactions include: Blackline (Finance), Tekion (Business Services), DiaCarta (Biomedical), Tesla (Automotive [Logistics]), and AAT Bioquest (Biomedical).
