HACIENDA SEES PROMISING SIGNS IN FIRST QUARTER

PLEASANTON, Calif. — While vacancy has increased just slightly over the close of 2021, there are promising signs for Hacienda given the recent activity in the market. Net occupancy has declined by just under a tenth of a percent since the beginning of the year. While office occupancy actually increased slightly over the quarter, both flex and retail space vacancies saw nominal increases. Regardless, tenant interest is still active and both new leases and expansions of existing tenants are expected soon. Over 36,000 square feet of transactions have occurred to date since January 1. The park is the largest mixed-use development of its kind in Northern California.

"Hacienda has seen a marked increase in tenant interest since the fourth quarter of 2021. This increase is beginning to translate into new leases. In addition to new tenants arriving at Hacienda, we are also learning of plans for the growth of some existing tenants," commented James Paxson, Hacienda's general manager. "We continue to be encouraged by the general level of market activity and feel confident that we will benefit from the attention that is currently being paid to the region as a premier place to locate a business. While there are still unknowns about how space occupancy and utilization will occur two years after the beginning of the pandemic, we are starting to see more people returning to the office. Other longer term indicators, such as new investment in property, are likewise encouraging. Hacienda has seen two sales since the beginning of the year and will see more before the end of the current quarter. This active level of investment underscores the fundamental value proposition of a Hacienda location."
