Hacienda First Quarter Reflects National Office Challenges

PLEASANTON, Calif. — Vacancy within Hacienda has seen a significant increase in the first quarter reflecting trends seen nationally in the office market. Owing primarily to declines in occupancy within the office sector, vacancy overall in Hacienda has increased to 16.04%; a 2.34% increase in vacancy over the close of 2022. This change occurred even with a decrease in flex vacancy during the same time and no changes to either retail or warehouse vacancy. Just over 31,000 square feet of transactions have occurred to date since January 1. The park is the largest mixed-use development of its kind in Northern California.

"Hacienda has seen a marked increase in vacancy that is a direct reflection of office trends seen nationally. Two of Hacienda's largest tenants, faced with uncertainties about the future demand for their complexes by their organizations, have placed substantial blocks of their space on the market for lease," noted James Paxson, Hacienda's general manager. "We are continuing to see a number of reassessments happening related to office demand and tenant needs for space. However, it is important to note that, while in some cases these evaluations have resulted in companies surrendering space, in others it has meant a recommitment to Hacienda as their location of choice. We are also cautiously optimistic about the continued activity in the flex and retail sectors, and are watching as ongoing interest is expressed in these products."
