Challenging Start to 2025 Signals Market Caution, but Long-Term Strength Endures

PLEASANTON, Calif. — Hacienda, the largest business development of its kind in Northern California, has seen slightly lower occupancy data this month. At the same time, Hacienda is reporting exciting news from its tenant community.

Occupacy & Leasing

As the commercial real estate market continues to navigate a period of uncertainty, early indicators in 2025 suggest a cautious tone among Hacienda occupiers. In May, Hacienda experienced a slight decline in monthly occupancy, dropping to 6,695,113 square feet from 6,708,618 square feet in April. Notably, all leasing activity for the month involved spaces under 10,000 square feet, accounting for 100% of both the transaction count and total leased square footage. This reflects a broader trend of tenants favoring smaller, more flexible footprints amid evolving business needs and economic headwinds.

Despite this subdued leasing pace, Hacienda’s long-term value remains evident. One notable transaction in Hacienda’s tenant directory is the online scheduling startup Vagaro. The company has recently signed a lease for 75,000 square feet at Rosewood Commons located at 4430 Rosewood Drive within Hacienda. The agreement marks the largest lease transaction along the I-680 corridor so far this year.

Over the past year, the development secured several significant transactions, reaffirming its appeal to major users. Among the most prominent deals along the I-680 corridor, Sutter Bay Medical Foundation leased 64,222 square feet at 4480 Willow Road, while Acco Engineered Systems Inc. committed to 67,757 square feet at 5890 Owens Drive. Additionally, Sutter Health’s Palo Alto Medical Foundation signed a 23,000-square-foot lease at 5075 Hopyard Road, supporting its initiative to expand access through more than 25 new ambulatory care centers. Renovations on these facilities are set to begin this year, with openings planned for 2026 and 2027.

Hacienda continues to draw a broad mix of industries, with the business services sector leading occupancy at 1,823,342 square feet. Biomedical firms follow with 1,163,099 square feet, while manufacturing and healthcare tenants account for 471,332 and 392,522 square feet, respectively. Supporting this foundation is a diverse tenant mix that includes retail, hospitality, software development, education, and consumer goods—highlighting the area’s resilience and its role as a key employment hub within the Bay Area.

Tri-Valley Collaboration Powers One of the Bay Area’s Largest Bike Events

On May 15, Bike to Wherever Day Silver Sponsor Hacienda co-hosted an Energizer Station at the East Dublin/Pleasanton BART station in Hacienda along with longtime partners Cities of Dublin and Pleasanton, BART, and Veeva Systems. The event highlighted the region’s strong support for cycling. Pleasanton, a designated bicycle-friendly community with over 88 miles of bike lanes and 1,100 acres of parks, partners with nearby cities and Bike East Bay to provide safety workshops and an online bike map. Hacienda also promotes biking year-round through its Commute Solutions program and bike-friendly infrastructure, reinforcing the Tri-Valley’s commitment to active, sustainable transportation. May is now recognized as Bike to Wherever Days across the Bay Area, with events and initiatives encouraging cycling throughout the month, with this year’s official Bike to Work Day on Thursday, May 15, 2025. The Hacienda Energizer Station played host to over 250 cyclists, one of the largest in the Bay Area.

Recent News from Hacienda Tenants

Bio-Rad Laboratories, Inc., a Hacienda tenant since 2013, is a global leader in developing, manufacturing, and marketing a wide range of products for the life science research and clinical diagnostics markets. In March, the company launched its XP-Design Assay Salmonella Serotyping Solution, a ready-to-use diagnostic tool designed for the rapid detection and accurate characterization of Salmonella species in food and environmental samples. Utilizing real-time polymerase chain reaction (PCR) technology with fluorescent probes, the assay enables molecular serotyping of Salmonella to support swift decision-making during outbreak events and ongoing monitoring in food processing environments. The solution contains specific primers and probes that ensure high accuracy and minimize cross-reaction, offering a flexible and reliable approach to serotype identification. According to the U.S. Department of Agriculture, Salmonella remains the most frequently reported cause of foodborne illness in the United States, with an estimated 1.4 million cases and over 400 deaths annually.

Diebold Nixdorf, a Hacienda tenant since 2001, is a global leader in automating, digitizing, and transforming the way people bank and shop, serving the majority of the world’s top 100 financial institutions and top 25 global retailers. In March, the company was once again honored for its innovation and impact in banking technology, earning multiple accolades in the 2025 Global Banking & Finance Awards. These included Best ATM Services Europe 2025Best Banking Technology Solutions Provider Europe 2025, and Excellence in Innovation Banking Technology Solutions Provider Europe 2025. Notably, this marks Diebold Nixdorf’s fifth win for Best Banking Technology Solutions Provider and its second for Excellence in Innovation. The recognition underscores the company’s continued leadership in developing self-service and ATM optimization solutions that help financial institutions deliver secure, efficient, and seamless experiences across both digital and physical channels.

Nuvision Credit Union, following its merger with SafeAmerica Credit Union in February 2025, has launched a new Financial Wellness Center to support members in achieving their financial goals. This online hub offers educational tools, webinars, calculators, and personalized coaching on topics like saving, budgeting, debt management, credit building, and planning for major purchases or retirement.
