PLEASANTON, Calif. — Hacienda, the largest business development of its kind in Northern California, has experienced a slight dip in occupancy this month. Despite declines in occupancy over the prior month, reflective of the broader market, the tenant community continues to generate exciting and positive news.
As the commercial real estate market continues to face uncertainty, early signals in 2025 point to a cautious approach among Hacienda tenants. In June, the development saw a modest dip in monthly occupancy, decreasing to 6,628,368 square feet from 6,695,113 square feet in May. Leasing activity during the month was dominated by smaller spaces: transactions involving units under 10,000 square feet made up 94.12% of all deals and 70.6% of the total square footage leased. Meanwhile, mid-sized spaces ranging from 10,000 to 50,000 square feet represented 5.88% of transactions and 29.4% of the volume. These figures reinforce the ongoing trend of tenants opting for smaller, more adaptable spaces in response to shifting operational needs and continued economic uncertainty.
Despite a slower leasing pace, Hacienda continues to demonstrate strong long-term value through high-profile commitments from major tenants. A standout example is online scheduling startup Vagaro, which recently signed a 75,000-square-foot lease at 4430 Rosewood Drive, making it the largest lease transaction completed along the I-680 corridor this year. Over the past year, Hacienda has secured several other significant deals that reinforce its enduring appeal to major users. Notably, Sutter Bay Medical Foundation leased 64,222 square feet at 4480 Willow Road, Acco Engineered Systems Inc. took 67,757 square feet at 5890 Owens Drive and Sutter Health’s Palo Alto Medical Foundation committed to 23,000 square feet at 5075 Hopyard Road as part of its broader strategy to expand access through more than 25 new ambulatory care centers. Renovations for these medical facilities are scheduled to begin this year, with openings planned for 2026 and 2027, underscoring Hacienda’s role as a long-term hub for growth and investment.
In 2025, Hacienda welcomed several notable tenants that highlight the continued diversity and strength of its business community. Hall Law Group established its presence at 4750 Willow Road, reinforcing the area's appeal to professional services. Calyxo, Inc., a medical technology company, joined the tenant roster at Rosewood Commons, contributing to the growing cluster of innovative health-focused firms in the development. Additionally, Teleflex, a global provider of medical technologies, secured space at Britannia Business Center II, further underscoring Hacienda’s role as a strategic location for advanced industries and life sciences.
Hacienda continues to attract a wide range of industries, with business services leading the way at 1,823,342 square feet of occupied space. Biomedical companies follow closely, occupying 1,163,099 square feet, while manufacturing and healthcare tenants account for 471,332 and 392,522 square feet, respectively. This strong foundation is bolstered by a diverse tenant base that spans retail, hospitality, software development, education, and consumer goods, underscoring Hacienda’s resilience and its position as a vital employment center in the Bay Area.

Hacienda's diverse tenant community continues to achieve significant milestones across multiple industries. Nous Infosystems, a global digital solutions leader and tenant since late 2020, was recognized as a Major Contender in Everest Group's 2025 PEAK Matrix Assessment for Banking and Financial Services IT Specialists, highlighting its expertise in AI-powered digital transformation solutions. New Era Technology, a managed service provider employing over 4,500 people worldwide since joining Hacienda in 2013, earned recognition on CRN's prestigious MSP 500 Elite 150 list and announced a strategic AI partnership with Accrete to enhance IT service management through expert AI agents. Meanwhile, Nuvision Credit Union completed a major merger with SafeAmerica Credit Union in February 2025, creating a $3.8 billion financial institution serving 200,000 members across 36 branches while launching a comprehensive Financial Wellness Center to provide members with interactive financial planning tools and resources.
Pleasanton's demographics reveal a highly educated workforce, with over 85% of residents attending college and nearly 70% holding a college or professional degree. The city also enjoys a high household income, with over 75% of households earning more than $75,000 annually. Pleasanton is a young city, with nearly a third of the population under 19 and over a quarter aged between 20 and 54, indicating a substantial portion of residents in their prime career years. The city boasts a rich history and character showcased in its picturesque downtown, reflecting its commitment to a high quality of life.
