Diverse Tenants Drive Positive Momentum at Hacienda Following Summer Slowdown

PLEASANTON, Calif. — Hacienda, the largest business development of its kind in Northern California, saw a positive bounce in activity in August following a summer slowdown. The tenant community continues to thrive, generating notable achievements across healthcare, technology, nonprofit, and professional services sectors, underscoring Hacienda’s resilience and appeal in a dynamic market.

Occupacy & Leasing

After the slowdown earlier in the summer, August brought a modest bounce in activity at Hacienda. Total occupancy rose to 6,631,134 square feet, up from 6,602,979 square feet in July, marking a partial recovery beating June’s occupancy of 6,628,368 square feet. Leasing activity continued to be led by the smallest spaces, with units under 10,000 square feet accounting for 88% of the total volume and 48.1% of transactions. Mid-sized spaces between 10,000 and 50,000 square feet made up the remaining 12% of the volume and 51.9% of transactions, underscoring steady demand in this category. While the shift is incremental, the gains suggest that tenants are cautiously re-engaging the market, with interest balanced across both small and mid-sized footprints.

Hacienda continues to attract a wide range of tenants, underscoring the development’s depth and versatility. Hall Law Group established new offices at 4750 Willow Road, strengthening Hacienda’s reputation as a hub for professional services. At Rosewood Commons, Calyxo, Inc., a medical technology innovator, added to the area’s growing concentration of health-focused companies. Teleflex, a global leader in medical technologies, also secured space at Britannia Business Center II, reinforcing Hacienda’s role as a destination for life sciences and advanced industries. Beyond these sectors, the arrival of Learn and Play Montessori School broadened the community’s educational offerings, while Spirit Halloween introduced a dynamic seasonal retail presence, reflecting the diversity of businesses finding value in Hacienda.

Hacienda maintains its appeal to businesses spanning many industries, with business services maintaining the largest footprint at 1,823,342 square feet of occupied space. Biomedical firms rank next, holding 1,163,099 square feet, followed by manufacturing tenants with 471,332 square feet and healthcare organizations with 392,522 square feet. Complementing these core sectors is a wide-ranging tenant community that includes retail, hospitality, software, education, and consumer goods, collectively reinforcing Hacienda’s adaptability and its role as a key employment hub within the Bay Area.

While leasing activity has moved at a measured pace, Hacienda continues to demonstrate its long-term value through high-profile commitments from major tenants. A prime example is online scheduling startup Vagaro, which recently signed a 75,000-square-foot lease at 4430 Rosewood Drive—the largest lease completed along the I-680 corridor this year. Over the past 12 months, Hacienda has also secured several other significant transactions, including Sutter Bay Medical Foundation’s 64,222-square-foot lease at 4480 Willow Road, Acco Engineered Systems Inc.’s 67,757-square-foot lease at 5890 Owens Drive, and Sutter Health’s Palo Alto Medical Foundation’s 23,000-square-foot commitment at 5075 Hopyard Road, part of its broader expansion strategy through more than 25 new ambulatory care centers. Renovations for these medical facilities are slated to begin this year, with openings planned for 2026 and 2027, underscoring Hacienda’s role as a long-term hub for growth and investment.

Hacienda continues to showcase a wide array of tenant achievements, highlighting notable developments and milestones across healthcare, nonprofit, and technology sectors.

Stanford Health Care Tri-Valley, a Hacienda tenant since 2015 following the merger of ValleyCare Health System with Stanford Medicine, has significantly expanded its presence in the region, including a 200,000-square-foot facility in the Hacienda Lakes complex acquired in 2022 that houses a Stanford Medicine Partners clinic and will host the family medicine residency program starting June 2025. Over the past decade, the organization has advanced patient care through the certification of its primary stroke center, the opening and expansion of specialty centers such as the Heart and Vascular Clinic, Orthopaedics and Sports Medicine, and the Cancer Center, and the initiation of 14 research studies across multiple disciplines. Ongoing and planned developments include a 66,000-square-foot emergency department expansion, an ambulatory surgery center slated for 2027, and new advanced diagnostic and treatment technologies, including robotic bronchoscopy and spinal care devices.
